Booking Terms and Conditions

These Booking Terms and Conditions apply to accommodation provided by Firebow Holidays.

By making a booking, you agree to be bound by these Terms.

The Booking

Your booking is with Firebow Holidays in accordance with these Terms and Conditions.

A booking is confirmed and a legally binding contract is formed once payment has been successfully made. No contract exists where payment is declined or unauthorised.

Photographic ID may be requested for the booking to remain valid.

The full names and email addresses of all guests staying must be supplied upon booking.

Email addresses may be used for marketing purposes (for example to inform you of future special rates) unless you opt out.

Bookings are for short-term holiday accommodation only and do not confer exclusive possession or create any landlord and tenant relationship. Guests are not entitled to rights under the Rent Act 1977, Housing Act 1988 or similar legislation.

Payment and Cancellations

All payments are made securely via Stripe or the relevant booking platform.

Full payment is required at the time of booking unless otherwise agreed in writing.

The lead guest must be over 25 years of age on the arrival date.

Bookings made via an Online Travel Agent (OTA): cancellation terms are governed by the platform through which you booked.

Direct Bookings Cancellation Policy

Cancel 21 days or more before arrival → full refund

Cancel 14–20 days before arrival → 50% refund

Cancel within 14 days of arrival → non-refundable

Early departure does not entitle you to a refund.

Guests are strongly advised to obtain appropriate travel insurance.

Prices and Fees

All prices are quoted in GBP and include utilities, linen, WiFi and standard cleaning unless otherwise stated.

Security Deposit

A security deposit may be required prior to arrival, as advertised at the time of booking.

This may be taken as a pre-authorisation on your card and released within 48 hours of departure if no charges are required.

Charges may apply for:

- Damage

- Breakages

- Missing items

- Excessive cleaning

- Breach of house rules

- Additional charges may be made if costs exceed the deposit amount.

Keys and Access

Loss of a key will incur a £100 charge.

Keys must be returned to the designated location upon departure.

Duplication of keys or sharing of access codes is strictly prohibited.

Your Stay

Check-in is from 4pm on the day of arrival and no later than 10pm to avoid disruption to neighbours.

Check-out is by 11am.

Accommodation is provided on a self-catering serviced basis and is not a hotel service.

Bed linen, towels, toilet roll, soap, shower gel and shampoo are included.

Internet access is provided free of charge but cannot be guaranteed.

We accept no liability for outages.

We are not liable for temporary malfunction of equipment or appliances.

On rare occasions, authorised personnel may need to enter the property for essential maintenance or inspection with reasonable notice.

Linen and Cleaning

The property is professionally cleaned prior to arrival.

All linen and towels are provided.

For stays longer than 14 nights, one complimentary clean and full linen/towel change is included every 14 nights.

Guests must leave the property in a clean and tidy condition, with dishes loaded into the dishwasher.

Additional paid cleans are not offered or guaranteed.

Travel Cot

Where available, one cot and high chair may be provided.

Guests must supply their own cot linen.

Use is at the guest’s own risk.

CCTV

External CCTV cameras may operate at entrances for safety and security, and to monitor guest numbers or respond to noise complaints.

Emergencies

In an emergency:

- Use fire safety equipment if appropriate

- Evacuate immediately

- Call 999

- Contact Firebow Holidays as soon as possible

Guest Obligations

Guests agree:

To keep the property clean and leave it in a reasonable state

Only registered guests may enter or stay

No smoking or vaping inside the property

No pets unless agreed in advance

No parties or events

No excessive noise, particularly after 10pm

Not to bring hazardous materials

Not to tamper with fire or safety equipment

Not to remove or damage property or contents

Not to download unlawful or obscene material using the internet

To return all keys

Not to make alterations or repairs

Not to sublet or share occupation

Not to block or damage plumbing

To secure windows and doors when leaving

Not to duplicate keys or share access codes

To use all equipment only as intended

To operate wood burners safely

Not to use candles inside the property

Termination

We reserve the right to terminate your stay immediately without refund if these Terms are breached.

- Damage, Theft and Costs

- Guests must report any damage immediately.

- Charges may apply for:

- Repairs or replacements

- Stolen items

- Excessive cleaning

- Breach of the non-smoking policy (£150 minimum charge)

- Failure to report issues within 24 hours of arrival constitutes acceptance of the property’s condition.

Privacy and Data Protection

Personal information is processed for booking and legal purposes in accordance with UK GDPR.

- Limitation of Liability

- We are not liable for:

- Temporary interruptions

- Events beyond our reasonable control

- Indirect or consequential losses

- Liability is limited to the total booking value.

- Nothing in these Terms limits liability for death, personal injury or fraud.

General

If any provision of these Terms is deemed invalid, the remaining provisions remain enforceable.

These Terms constitute the entire agreement between you and Firebow Holidays.

This Agreement is governed by English law and subject to the courts of England and Wales.


Firebow Holidays offers hand-picked holiday homes across Kent and Sussex, including coastal houses in Kent and peaceful woodland retreats in Sussex. Our homes are designed for families, friends and groups looking for comfortable, character-filled accommodation in the South East.
